When you sell your house, of course you want the best price possible. Did you know there are some simple things you can do to maximise your sale price? You need to be prepared to pay extra money to prepare your property but it can make the difference of thousands of dollars to your sale price.

You need to do more than the bare minimum to prepare your property for sale.

1. Paying for new carpets, a paint job and maintenance (or enhancing) on services like gas hot water, heating and cooling will revitalise a tired property and could boost your sale price by tens of thousands. You may pay $7000 to fix things or give the property a facelift but if it results in, for example, an extra $25,000 in the sale price that’s a profit of $18,000.

2. Clean and fix-it. You need more than de-clutter to make a property attractive. That means a proper clean and getting repairs done so that when people peruse your bathroom or kitchen they don’t see cobwebs, cracked tiles or dirty window sills.

3. Make sure your garden is in tip-top shape. That means mown lawns and plants that look attractive and healthy. Get in a gardening service to get the garden sale-ready.

4. Depersonalise your home. While you may love your collection of teapots or beer coasters and display them proudly, you must pack them away when potential buyers are looking at your house. Take the clutter from the benches and make sure artwork on display is tasteful and unlikely to offend. Depersonalising your space allows potential buyers to imagine themselves in your house.

5. Kitchen and Bathroom makeovers can be the defining factor in sales prices but you need to work out what is reasonable for your property. Don’t go over the top with an expensive bathroom or kitchen makeover if you are selling a small apartment. At the very least get small repair jobs done and the simple act of changing taps and showerheads can modernise a bathroom or kitchen.
